Sale of my property in Windsor Park

Please accept the following as an expression of my gratitude regarding your assistance with the sale of my house in Windsor Park,during the spring of 2010. I have bought or sold 9 properties over the course of the past 7 years in Alberta and BC.I have used a Realtor for every transaction. I can easily say that your team was the most experienced and knowledgeable of any Realtors I have dealt with during this time period. For example, your particular expertise in the area of carpentry was an asset that proved very useful during the course of the negotiations in my case. Also,your expertise and specific knowledge of the market in my neighborhood put me at a great advantage. The fact that you have sold houses in Windsor Park for as long as you have and sold so many of the already existing homes in the neighborhood means that you not only have firsthand knowledge of the actual houses in this community,but of the people who live there and demographics attracted by this type of community. Your extensive experience enabled us to price the property accurately and fairly. This resulted in us securing over 10 showings within 30 hours of me signing your real estate contract. We also secured an offer for 98% of the sale price during this time,which resulted in the final sale of my house shortly thereafter.Essentially,my house sold in 1 day! Another Realtor claiming to have knowledge of the neighborhood proposed a list price for the sale of my house only 3 months earlier,which was several tens of thousands of dollars less than yours.Evan taking into account the variation in the market from Nov 2009 to Feb 2010,his assessment of my property fell significantly below the mark.Iam of the option that the comparables he used to assess a list price for my house were simply relevant,or accurate and depicted properties that were either much smaller than mine,or did not account for valuable features my property presented.Iam very glad I took your advice over his,as this made a difference of over $35,000.00 in profit for myself at the end of day. I found you and your team to be very professional,courteous and hardworking.You always returned calls promptly,ensured that I was kept up to date on any showings or feedback and generally did what you said you would do,when you said you were going to do it. Your affressice marketing approach,yet friendly,flexible and confident style made both myself and other Realtors feel that they were dealing with a true professional,whose word they could rely on. It was obvious the other Realtors I spoke to held you in high esteem and I found you to be very honorable and reliable as well. It was easy to trust your judgment as you adopted a calm,methodical and logical approach in terms of presenting counter-offers,and developing negotiation tactics and strategies.As a result,we obtained the maximum profit for the sale of the property,in an optimal amount of time and ensured we got the deal done,even when it could have gone sideways. I cannot thank you enough for the services you provided to me and your patience during this stressful time in my life,as I prepared to relocate to another province.Using your Team certainly made that part of the process a lot easier.
